01. Can I pull out after winning at auction?
No. Once the hammer falls, contracts are exchanged and you are legally bound to complete the purchase. There is no cooling-off period, and withdrawing after this point can result in serious financial consequences.
02. What happens if I miss the completion deadline?
If you fail to complete by the auction deadline, you may lose your deposit and be required to pay interest and additional legal costs. In some cases, the seller may also have the right to terminate the contract and pursue further losses.
03. How quickly should I instruct a solicitor?
You should instruct a solicitor immediately after winning at auction. Same-day instruction is strongly recommended, as auction deadlines are tight and delays can significantly increase the risk of failing to complete on time.
04. Can you act if I didn’t review the pack before bidding?
Yes, we can still act for you after the auction. However, any risks contained in the auction pack still apply, and it may limit the options available to address certain issues at this stage.
05. Can the completion date be extended?
In most cases, no. Auction completion dates are fixed and legally enforceable. An extension is only possible if the seller agrees, and this is not guaranteed.
