Auction conveyancing FAQs
01. Do I need an auction pack review before bidding?
You’re not legally required to, but it’s strongly recommended. Once the hammer falls, you’re legally committed. A pack review helps you understand the risks, special conditions, and deadlines before you bid.
02. Can you help if I’ve already won at auction?
Yes. If you’ve already won, we can act quickly to progress the conveyancing and help you meet the auction completion deadline.
03. How quickly can you review an auction pack?
Auction pack reviews are typically completed within 48 hours, subject to pack completeness and urgency. We’ll confirm turnaround once the pack is uploaded.
04. What if the pack is missing documents?
Missing documents are common at auction. We’ll flag what’s missing, explain the risk, and advise on whether further enquiries or protections are needed before you proceed.
05. What are special conditions?
Special conditions are additional legal terms in the auction contract. They often include extra costs, shortened deadlines, or penalties — and can significantly affect your obligations.
06. Are your fees fixed?
Yes. Our auction pack review is £500, and our auction conveyancing fee is £1,250 fixed. The scope of work is confirmed at the outset so there are no surprises.
07. Do you act UK-wide?
Yes. We act for buyers and sellers across England and Wales and work entirely online for speed and convenience.
08. What happens after the hammer falls?
Contracts are exchanged immediately. You’ll need to instruct your solicitor, provide documents, and work towards completion within the auction timeframe.
